The Harbours
Rules and Regulations

  • Each unit is limited in the number of overnight occupants and their use of the pool, beach, and patio area according to the following schedule:

    Units # 1-2, 4-33 and # 40 Seven (7)

    Units # 3, 34-38 Nine (9)

    Units # 39, 41-46 Five (5)

    Co-owners must notify Gardner Management of any guest or renter who will occupy your unit. You will need to provide Gardner the Unit #, name of ALL individual(s) who will be in the unit, beginning and end dates of the occupancy along with a copy of these rules signed by the renter. This must be done prior to occupancy.

    Gardner will be providing this information to Board members on a weekly basis. Failure to notify Gardner of occupancy may result in monetary fines.

  • Quiet hours for everyone are from 10:00 p.m. until 10:00 a.m. Please respect all neighbors.

  • All towels, clothing, etc. should be hung either inside your unit or on your patio chairs; they may not be hung on any deck railings.

  • Bicycle riding, skateboarding, scooter riding, in-line skating, and athletic games are not permitted within the interior walks, courtyards, driveways, or parking areas.

  • The pool is open daily from 10:00 a.m. until 10:00 p.m. Pool rules are posted in the pool area. The emergency number in South Haven is 911. A red 911 emergency telephone is located on the side of the pool house. Listed below for your safety and information are some of the important rules.

    • No Lifeguard – Swim at your own risk

    • Children under 12 must be accompanied by an adult.

    • No glass, or breakable container, is allowed inside the pool fence.

    • Rinse sand off before entering water.

    • No diving or running.

    • Music with ear phones only.

    • Please be courteous to others regarding noise levels & pool activities.

    • No rafts, air mats allowed when more than six people in the pool

    • No food inside pool fence

    • Reserving pool furniture is not permitted

  • For the safety of all, glass of any kind is not allowed on the beach, pool, or main patio areas near the pool.

  • When using the Harbours beach, each unit (one p/unit) is to display the Harbours Beach flag which indicates you are a resident at the Harbours. The flag is blue (9”x12”) and mounted on a 4’ pole. Individuals or groups without a flag will be asked to leave the beach.

  • All units have a designated parking space. This is either an assigned and marked space or in a garage. Do not park in any space except which is assigned to your unit. Improperly parked vehicles will be towed.

  • No animals or pets of any kind may be brought or kept in a unit unless the co-owner or co-owner’s family member is in residence. No renter or guest shall bring animals/pets on the condominium grounds at any time. Pets are not allowed on the beach between Memorial Day and Labor Day. All pets must be kept on a leash and cleaned up after.

  • All garbage and trash is to be bagged in plastic, tied, and placed inside the dumpster next to Unit # 23 on North Shore Drive. Three recycling containers are also available so please use them appropriately.

  • Charcoal grills are to be used only on concrete. For safety reasons, they may not be used on any decks. Keep all grills safely away from vinyl siding to prevent the heat from melting the siding.

  • City ordinance prohibits open fires on all South Haven Beaches. Beach fires are only permitted in co-owner provided fire pits. Clean up, by 10 am the next morning, is the responsibility of the fire builder. Debris is to be placed in the dumpster by Unit 23.

  • All fireworks, except sparklers, are prohibited on the Harbours property. Sparklers should be properly disposed of in a metal can for the safety of all.

  • Water equipment, toys, beach chairs etc, must be stored either in the unit and/or in a storage container on your deck. They may not be left on the sidewalk or lawn. Co-owners who have decks that are considered walkways for other units must maintain a wide enough path (36”) to be in compliance with ADA requirements.

  • A bicycle rack has been provided next to Unit # 14; bikes must be stored and locked in this rack or stored inside your unit.

  • Boat trailers, camping vehicles, etc. may not be parked or stored on the Harbours premises unless parked inside a garage. They will be towed away.

  • Swim buoys clearly indicate our swim protected area. Watercraft of any kind must stay outside the marked area. Any watercraft violations are subject to arrest and fine by local/county police authorities.

  • If any problems occur within the unit, the owner is responsible and should be contacted. If the unit is rented thru a rental agent, the agent should be contacted.

  • Violations of these rules are subject to monetary fines that will be assessed to the co-owner by the Board of Directors. If a renter is involved the fine will be assessed to the co-owner.

The Harbours is a private summer home community and not a resort complex. Your cooperation is needed to ensure an enjoyable time for all.
